A 280-seat venue for film, live performance, comedy and premieres under a working marquee.

89 rooms designed to the character of Main Street, with valet served by the district garage.

Crafted cocktails, gulf air and sunset views over downtown, open to the public.

Main Street Exchange and the Douglas Parking Center are one district: the Exchange brings the restaurants, events venue, hotel and shops; the Parking Center, already under construction one block away, brings the parking, future retail and trail connections that make it all work. Independent, family-led, and based right here in Pinellas County.
Approved unanimously by the Dunedin City Commission. Now we build.
Unanimous ARC and City Commission approval for both phases.
Precast erection in progress. Opening first quarter 2027.
Final design and documentation, then vertical construction.
The Exchange opens its doors on Main Street.
Stay Above Main Street
A boutique hotel shaped to the streets below it, with a public rooftop terrace, a central bar, and the best sunset seat in Dunedin. Hospitality partnerships and updates announced as we build.
We are curating the lineup now: restaurant and marketplace spaces, street retail, the signature restaurant, and programming for the events venue. If your concept belongs in Dunedin, we want to hear from you early.
